Which way the market is moving

AI moves into mortgage origination workflows

nCino, Blend and Vesta each reported AI origination news, while industry voices warned about fraud and the limits of automation 12310.

nCino launched an AI suite aimed at mortgage origination, and National Mortgage Professional reported it targets preapproval bottlenecks for loan officers 111. Blend Labs added a tenth lender to its AI platform, which processes 3,500 loans weekly 2. Vesta raised $30 million to bring AI agents into mortgage paperwork 3.

Not everyone sees AI as a replacement for staff. Experts told Mortgage Professional America that AI will not replace human judgement in specialist lending 12. The Brightstar chief warned the UK mortgage sector about AI fraud risk 10. Mortgage Professional America also looked at where AI can help brokers find revenue when new deals are scarce 13.

What it means: AI features are becoming a standard part of origination platform offers, so institutions need clear rules on which steps AI may complete without a person signing off. Fraud controls need to assume that applicants and documents may also be AI generated.

Questions for vendors:

  1. Which origination steps can your AI complete without human sign-off, and how is each action logged for audit?
  2. How do you test AI outputs for accuracy and bias before and after release?
  3. What controls detect AI-generated or altered documents in loan applications?

Lenders take different paths on the broker channel

BOQ's mortgage book fell as it reduced broker reliance, while UK lenders kept investing in broker tools 48.

Bank of Queensland's mortgage book fell sharply as the bank flagged reduced reliance on brokers 4. Mortgage Professional America linked the narrowing book to BOQ's digital migration 14.

In the UK, investment in intermediary tools continued. Halifax Intermediaries upgraded its broker platform ahead of a Lloyds rebrand 8. One Mortgage System integrated property valuation technology into lending workflows 15. Together these stories show one lender pulling back from brokers while others build out the tools brokers use every day 4815.

What it means: Shifting volume from brokers to a direct digital channel can shrink a home loan book during the transition, so the move needs a realistic volume plan. Institutions staying with brokers will be judged on how easy their submission tools are to use.

Questions for vendors:

  1. Can broker and direct digital applications run on the same workflow and decision rules?
  2. Which broker platforms and valuation providers do you integrate with today, and how are new integrations delivered?

Credit data widens beyond the bureau file

Equifax added open finance insights through Mastercard, and Movement Mortgage adopted VantageScore 4.0 67.

Equifax expanded its open banking solutions with consumer-permissioned insights enabled through Mastercard Open Finance, giving lenders and fintechs more choice of open finance provider 6. Mastercard also published material on expanding access to credit through smarter insights 16.

Movement Mortgage adopted VantageScore 4.0, which was described as part of an industry shift toward modern credit scoring 7. Both developments give lenders data that sits alongside the traditional bureau file when they assess an applicant 67.

What it means: Consumer-permissioned data and newer scores can help assess thin file applicants, but they add consent, data quality and model governance work. Institutions should check that decisioning rules can take these inputs without a rebuild.

Questions for vendors:

  1. Which open finance and bureau providers can your platform call, and can we switch provider without changing decision rules?
  2. How do you capture and store customer consent for permissioned data used in a credit decision?
  3. Can your decision engine run more than one credit score model side by side?

Fintech lenders seek charters as banks reshape books

Upgrade applied for a bank charter and Truist is selling $7.7 billion of consumer loans to Carlyle 517.

Upgrade, a decade-old credit card startup, applied for an industrial loan company charter and named a SoFi alum and longtime regulator as chief executive of its proposed bank 5. IBS Intelligence reported the filing is for a Nevada banking licence amid lending expansion 18. American Banker reported Basel rules may encourage more nonbank mortgage lenders to become banks 9.

Banks are also reshaping loan books. Truist is selling $7.7 billion of consumer loans to Carlyle as its consumer and small business banking chief leaves 17. US banks posted solid third quarter loan growth but face more competition for deposits, Reuters reported 1920.

What it means: Chartered fintech lenders would compete for both borrowers and deposits with digital origination built from the start. Portfolio sales also test how cleanly loan and servicing data can move between owners.

Questions for vendors:

  1. How does your platform support moving a loan portfolio to a new owner or servicer, including history and documents?
  2. What controls and regulatory reporting are available if a nonbank client becomes a regulated bank?

Small business lending and card products get attention

Colony Bank used generative AI to speed SBA approvals, and U.S. Bank is bundling services to win small business customers 2122.

Colony Bank is using generative AI to shave days off SBA loan approvals, American Banker reported 21. Fortis Bank achieved SBA Preferred Lender Program status 23. After launching business credit cards, U.S. Bank aims to win small business customers by bundling services, chief financial officer John Stern said 22.

On cards, Splitit announced the Splitit World Mastercard, a white-label instalment charge card built for mid-sized banks, credit unions and other financial institutions 24. A Fed survey found consumers have been grappling with rising credit card interest rates and ballooning balances in recent years 25.

What it means: Faster small business approvals are becoming a point of competition, and smaller institutions can now add card and instalment products through white-label partners. Rising card balances mean responsible lending checks matter as these products grow.

Questions for vendors:

  1. How much of a government-backed small business loan file can your platform prepare automatically, and what still needs a credit officer?
  2. Can white-label card or instalment products share our existing credit decision and hardship rules?
